How to prevent water damage in a rental property

Water damage in rentals usually starts with something small: a washer hose, a toilet supply line, a water heater past its age, a pipe on a cold night. Much of it can be prevented with a few checks and a tenant who knows what to do.

The equipment checks

  • Washing machine hoses: replace every 3 to 5 years and upgrade to braided stainless steel.
  • Dishwasher supply hoses: inspect them and replace every 5 years with braided stainless steel.
  • Ice maker lines: inspect every 6 months and upgrade to stainless steel.
  • Water heaters: inspect every 6 months for leaks, rust and corrosion, and plan to replace the unit every 7 to 10 years.
  • Toilets: repair or replace the supply valve if it leaks or won't shut off.

Make the shutoffs easy to find

In an emergency, the person standing in the water is your tenant. Label the main shutoff and the water heater valve, and make sure every fixture valve turns. Tell tenants where the main shutoff is, or who can reach it if it's locked.

A photo of the valve in each unit type, sent at move-in, is more useful than a sentence in the lease.

Consider leak detection

Professionally installed devices on the water line can watch flow and pressure and shut off the main valve automatically when something looks wrong. They work best alongside tenants who know what to do.

Teach tenants the habits

  • Close the nearest valve first, then call.
  • Run the washer and the dishwasher only while someone is home.
  • Flush only waste and toilet paper.
  • Report water under the fridge, around the water heater or in a drain pan right away.
