Terms of service

These terms are an agreement between you and Giraffe Solutions LLC, a Wyoming company doing business as SaferResident ("we"). They cover your use of saferresident.com and the SaferResident service. If you use the service for a company, you agree for that company and confirm you may do so.
1. What the service is
SaferResident is a safety orientation and record keeping tool for rental homes. Residents take a short course on their phone, and landlords see who finished and get a certificate for each one. It adds to your building's safety systems, local codes, your lease and official guidance. It doesn't replace any of them. It isn't insurance or insurance advice, and it isn't legal advice.
The course shares general safety information from public sources. It can't cover every building or every situation. In an emergency, residents should call 911.
2. Your account
Keep the email you sign in with secure. You're responsible for what happens in your account, including what people you add to your team do. Tell us right away at hello@saferresident.com if you think someone else got in.
3. Your responsibilities as a landlord
- The building details, photos and phone numbers you add are accurate, and you keep them up to date. Residents rely on them.
- You have the right to share your residents' names and emails with us so we can send them the course, and you only add people who live in or are moving into your rental.
- You decide whether the course is required and what residents get for finishing. You apply any discount or credit in your own systems, and you offer it on the same terms to every resident.
- If you require the course, you offer another way to finish for anyone who can't do it online, for example because of a disability. The "done another way" option is there for this.
- You follow the laws that apply to you as a landlord, including fair housing, rental and fee rules where your property is. Check your local rules before you make the course part of a lease.
- You don't use the service to send anything other than the course to your residents, and you don't try to get around its limits or security.
4. Residents
Residents never pay anything for SaferResident. Their information belongs to their landlord's account, and we use it only to run the course for that landlord, as our privacy notice explains.
5. Fees, free start and renewal
Pilots for property managers are free for the agreed period. After a pilot, or after the free start for self serve landlords, fees are as shown on our pricing page or in your order when you sign up.
Automatic renewal. Self serve plans are billed once a year per rental unit and renew automatically every year at the then current price until you cancel. We charge the card you gave us at the start of each year. If you add units during the year, they are added to your next yearly invoice for the rest of the year. We'll email you before each renewal, and before any price change takes effect.
Cancel anytime in Settings, Manage billing, or by emailing hello@saferresident.com. Your plan then stays active until the end of the year you paid for and doesn't renew. Fees already paid aren't refunded except where the law requires it or we say so in writing.
Prices don't include taxes. If taxes apply, they're added to your invoice.
6. Our content and your content
The course, the site and the software are ours. You may use them to run the course for your own rentals while your account is active. The building details and photos you add stay yours. You let us use them to run the service for you.
7. The AI assistant
Residents can ask an AI assistant about the course and their building. It always says it's an AI and can make mistakes. It never replaces emergency services or your maintenance team.
8. Ending your account
You can stop using the service at any time. We may suspend or close an account that breaks these terms or puts residents at risk, and we'll tell you why. After an account closes, we delete its resident data as our privacy notice explains, and you can ask for an export of your certificates first.
9. No warranty
We work hard to keep the service accurate and running, but it's provided "as is". To the extent the law allows, we don't promise that it will prevent any damage, injury or loss, that it will always be available, or that the course fits every building.
10. Limit of liability
To the extent the law allows, we aren't liable for indirect, incidental or consequential losses, lost profits or property damage, and our total liability for any claim about the service is limited to what you paid us in the 12 months before the claim. Nothing here limits liability that can't be limited by law.
11. Changes
We may update these terms. If a change matters, we'll tell you by email at least 30 days before it applies. If you don't agree, you can cancel before then.
12. Law and disputes
These terms are governed by the laws of Wyoming, without regard to conflict of law rules. Before any formal dispute, email us so we can try to sort it out within 30 days.
