Privacy notice

SaferResident is run by Giraffe Solutions LLC, a Wyoming company. This notice explains what we collect, why, who helps us, how long we keep it, and what you can ask us to do. Questions go to privacy@saferresident.com.
What we collect
From landlords and property managers: your name, work email, company, the buildings you add (name, address, year built, shutoff locations, emergency numbers), the photos of shutoff valves you upload, and billing details. Card numbers go straight to our payment processor; we never see or store them.
About residents: the name, unit, lease email and preferred language your landlord gives us, or that you give us on your building's page, and your course progress: which cards you finished, quiz results, completion dates and certificate numbers. To prevent cheating we keep hashed device and network identifiers, never the raw values.
From this website: what you type into our forms. We use no advertising trackers and no tracking cookies. The app uses one sign in cookie.
How we use it
To run the course, send invites, reminders, the yearly refresher and one time sign in codes, issue and check certificates, show landlords who finished, bill landlords, keep the service secure, and reply to you. We never sell personal information, we don't share it for advertising, and we never send residents marketing messages.
Residents and your landlord
We handle resident information for your landlord, who decides to use SaferResident. Your landlord can see your name, unit, progress and certificate. We don't share your information with anyone else except the service providers below or when the law requires it.
Service providers
- Cloudflare: hosting, database, file storage and email, all in the United States.
- Stripe: card payments for landlords.
- Anthropic: the AI assistant and the text tools behind it. Questions residents ask the assistant are sent to it to write the answer and aren't used to train its models.
Photos
If a landlord turns on the optional photo check, residents take a photo in the app. We analyze it, keep only the result (for example, risk found or no risk found) and delete the photo.
Where data is stored and how we protect it
All data is stored in the United States. Each landlord's resident data is kept in its own separate database. Connections are encrypted, residents sign in with one time codes instead of passwords, and access is logged.
How long we keep it
We keep resident records while the landlord's account is active, so certificates can be checked. When a resident moves out, the landlord can mark it and their invite links stop working. When an account closes, we delete its resident data within 90 days, except billing records we must keep by law. Questions to the assistant are kept with the resident's course record, so we can check the quality of answers, and are deleted with it.
Your choices and rights
You can ask us to show you, correct or delete the information we hold about you, or to get a copy of it. Residents can also ask their landlord. Depending on your state (for example California, Colorado, Virginia or Connecticut), you may have more rights, and we'll honor them. We won't treat you differently for asking. Email privacy@saferresident.com and we'll answer within 45 days.
Children
SaferResident is meant for adults. We don't knowingly collect information from children under 13. If you think we have, tell us and we'll delete it.
Changes
If we change this notice in a way that matters, we'll say so on this page and tell our customers by email.
